Q: Do you work with low credit scores?
A: Yes, we can work with lower credit scores.
Q: What are your Rates and Terms?
A: Rates and Terms will vary, depending on the property and the borrower. If you tell us a little about your deal, we can get you some estimated numbers.
Q: Which States do you lend in?
A: We can lend in any ORANGE state (For the other colors, give us a call anyway, we may be able to help)
Q: Are you Private or Hard Money?
A: We do lend our funds, however, that is a first come first served basis. If we do not have funds available, we work with Hard Money Lenders to get your project funded.
Q: Do I need a general contractor?
A: Depending on the extent of the rehab, you may need a General Contractor.
Q: Do I need an appraisal
A: Possibly, you may need an appraisal or we can get a desktop valuation done.
Q: Do you do refinances?
A: We do!
Q: Do you lend on Owner Occupied properties?
A: Unfortunately, we do not. We only lend on Non Owner-Occupied Properties. Give us a call anyway, we may be able to refer you to someone who does.
Q: Do I need an entity?
A: YES! You will need an entity, we can not work with borrowers who aren’t working under an entity. If you get a property under contract using your personal name, we can work with you, we will need an addendum to the contract. Contact us, we can help!

A: We’d love to mentor you. We have lots of experience, we do business consulting and can offer you tons of advice.

A: Yes, we can help you.
Q: How quickly can you close my deal?
A: Depending on how quickly you get us documents we need, we can get your deal funded in a week or two.
